Gutter cleaning quotes are easier to compare when the contractor measures the gutter runs and names the access conditions. A home’s floor area is not the length of its roof-edge guttering. Height, extensions, covered porches and detached garages can give similar-sized homes very different jobs.
Two providers illustrate different ways to publish a price. Ernie’s Gutter in Denver lists per-foot rates and a minimum charge. Live Oak Exterior Cleaning in Austin publishes a current $350–$750 range for most of its cleaning jobs. These are those companies’ local service prices, checked in October 2026, not a national cost average or an offer for every property.
Key figures
- $240 Example: one-story gutters, 150 feet
- $320 Example: one-story gutters, 200 feet
- $400 Example: one-story gutters, 250 feet
Linear footage prices the runs that are cleaned
Ernie’s published schedule is $1.60 per linear foot for single-story homes and $2.75 for two-story homes, subject to a $175 minimum. Its service includes debris removal, cleanup and downspout clearing where accessible. Severe downspout blockages and underground drainage work can fall outside that scope.
Ask what footage the contractor measured and whether detached buildings are included. An estimate based on photographs or aerial measurements can state an allowance and explain how the company handles a difference found on arrival. You do not have to climb onto a roof to produce that information yourself.
| Assumed gutter length | One-story calculation | Two-story calculation |
|---|---|---|
| 100 feet | $160 calculation, raised to $175 minimum | $275 |
| 150 feet | $240 | $412.50 |
| 200 feet | $320 | $550 |
| 250 feet | $400 | $687.50 |

At 200 feet the difference between the two categories is $230. That does not mean a two-story job contains $230 of separate equipment rental. It is the result of the company’s different service rate. A mixed-height house should be classified by the contractor rather than automatically charging every run at whichever rate is lower.
The minimum matters most on a short system. At 100 feet, the one-story calculation is $15 below the $175 minimum. A neighboring homeowner’s bill therefore cannot be scaled directly by roof size without knowing whether the same minimum applies.
Downspout clearing and disposal define the base service
Live Oak’s current Austin page says its typical gutter cleaning runs $350–$750 and includes clearing downspouts, flushing the system and bagging and hauling debris. It describes outside-face brightening as a separately quoted add-on. Its old per-foot amounts shown in some search results are not used here because the live page no longer gives that rate table.
Confirm whether the contractor removes packed debris by hand, clears the downspouts and checks that water reaches the outlet. Clearing only the horizontal channels can leave the drainage path blocked. Ask how the company handles a downspout that feeds a buried line, since reaching the visible outlet is different from clearing a hidden drain.
For a hypothetical scope comparison, a $300 channel-only quote plus an assumed $75 downspout service and $40 debris removal totals $415. Those add-on prices are invented to demonstrate the arithmetic. A supplied $400 all-in estimate would be $15 less for the same work, despite having the higher headline price.
Write the inclusions beside each bid before comparing totals. The contractor estimate guide shows how to turn a vague cleaning label into a description of work, access, timing and price. Ask whether a flow check and photographs of inaccessible sections are included.
Guards reduce debris without eliminating access work
Gutter guards can collect leaves on top while fine debris reaches the channel beneath. Ask whether the service cleans both surfaces, removes the guard sections where necessary and reinstalls them. A cleaning price that assumes open gutters may not include those steps.
Record the guard system or provide a photograph from a safe location. A screwed cover, clipped screen and permanently fitted system can require different work. The contractor should explain which parts can be opened and who is responsible for a cover that is already brittle, loose or damaged.
Do not add an unverified national per-foot guard surcharge to every estimate. Ask for the provider’s charge for your system and whether it covers replacement fasteners or only removal and reinstallation. A guard replacement proposal is another purchase entirely, and should not be disguised as an unavoidable cleaning fee.
Height and overhead wires affect the way work is reached
CPSC warns that ladders used near overhead wires can cause electrocution. Access involves more than the number of stories: sloping ground, a narrow side passage, a conservatory below the gutter or wires near the roof can change how a contractor reaches the work.
Explain those conditions when requesting the quote. Ask whether the company will use ladders, a ground-operated system or other access equipment, and whether that arrangement covers every gutter run. An attractive base rate is irrelevant if it assumes access the property does not provide.
Do not climb to measure gutters or move a ladder near overhead wires for a quote. Leave hazardous height and electrical access to a contractor equipped to manage it; tell the company about wires and obstructions before booking.
Cleaning that reveals loose brackets, failed seams or rotten supporting wood should lead to a separate repair scope. A cleaner cannot restore a damaged water barrier by removing leaves. The siding repair cost guide explains why visible surface damage and concealed wall repairs have different price boundaries.
The annual budget follows the property’s debris pattern
One visit is a service price, not a universal maintenance schedule. Tree cover, guard design, seasonal debris and drainage performance determine when the system warrants another clean. Use past records and the contractor’s observations rather than buying a subscription solely because a service page recommends frequent visits.
As a planning example, two assumed one-story, 200-foot cleans at Ernie’s rate would total $640 per year; three would total $960. That $320 difference purchases an extra visit, not a proven reduction in future repair costs. Ask whether a recurring agreement changes the rate, minimum or cancellation terms before multiplying it into a yearly budget.
Keep the plan in the home repair budget alongside any known drainage repairs. The aim is to pay for the work the system requires and preserve a record of what was cleared, repaired or excluded. No provider’s cleaning price can guarantee that a house will never suffer water damage.
If water also enters below ground, compare the drainage diagnosis with the sump-pump replacement scope. A clean roof gutter and a working basement pump address different parts of water management.
Questions people ask
Is $175 a flat price for gutter cleaning?
It is Ernie's published minimum. A longer system or a two-story home is calculated at the provider's corresponding per-foot rate, and extra work can change the quote.
Does cleaning include downspouts?
Both cited providers describe downspout clearing within their normal scope, but accessibility and severe or underground blockages matter. Confirm the outlet boundary on the estimate.
Are black streaks removed in a normal clean?
Not necessarily. Live Oak lists outside-face gutter brightening separately from channel cleaning. Ask whether that appearance work is included or optional.
How many visits should the budget contain?
Use the property's debris history and drainage condition. The two- and three-visit totals here are hypothetical planning cases, not a maintenance prescription for every home.
